EPC, Gas Safety and EICR: which certificates your Poole property needs

Property paperwork is nobody’s favourite subject, but three certificates come up again and again for owners in Poole and Bournemouth — especially if the house is ever let, even informally to friends of friends.
The three at a glance
An Energy Performance Certificate (EPC) lasts ten years and is needed whenever a property is sold or let. A Gas Safety record must be renewed every twelve months on any let property with gas appliances. An Electrical Installation Condition Report (EICR) is recommended every five years, and is a legal requirement for rentals in England.
If you let your second home
Holiday lets are not exempt. If your Sandbanks or Canford Cliffs house earns its keep for even a few weeks each summer, the gas and electrical requirements apply just as they do for a long-term rental — and insurers increasingly ask for them after any claim.
How we keep them current
We keep a diary of every certificate on every property we manage, book the engineers before anything lapses, and file the paperwork so it is to hand when a solicitor, insurer or letting agent asks. One less thing to think about — which is rather the point.
